Inertia LandAI is redefining how land development projects are delivered.
By integrating the expertise of seasoned project leaders with advanced generative AI technology and a scalable, efficient workforce, we deliver faster, smarter, and higher-quality civil engineering designs.
Utilising Allsite.ai’s proprietary AI design platform, guided by experienced professionals, can generate fully detailed site designs—regardless of complexity—in days rather than weeks or months. It also has the ability to automatically determine design quantities, providing immediate insight into earthworks, services, and other critical metrics, dramatically improving early-stage feasibility and cost confidence.
Building a Smarter Future for Land Development
This transformative capability drives value across every stage of the development lifecycle:
- Site Acquisition: Empowering faster, more confident decision-making.
- Master Planning: Enabling rapid option testing and scenario analysis.
- Detailed Design: Significantly accelerating production timelines without compromising quality.
Inertia LandAI is not just enhancing the development process—it’s leading it.
From managing site complexity and improving design flexibility to gaining clearer cost insights, Inertia LandAI helps address critical pain points through data-driven automation and iterative analysis. The result is greater confidence in decision-making and improved project feasibility from the outset.

The Allsite.AI programs are not replacing engineers, it is enhancing them. This diagram shows a typical design process for a large land subdivision and when and how our experienced project leaders utilise the benefits of the automated optimisation platform to create the best results for our clients.

Inertia LandAI Features

Inertia LandAI has proprietary algorithms and AI models to generate full roading geometry in compliance with local roading standards.
Our full roading geometry system takes into account:
K Value requirements populated based on road category and customisable per road.
Tangential connections automatically generated for connectivity between existing and proposed road sections.
Complies with maximum and minimum grade requirements.
Low points in road avoiding except in identified locations.
Support for footpaths, cycleways and all roads from driveways to freeways.
Retaining walls are fully supported in the Inertia LandAI model. If the site layout as proposed doesn’t have a viable solution for the grade controls, the artificial intelligence will automatically carry out an options assessment on increasing wall height and increasing the number of walls to provide a compliant design.
Features include:
Retaining wall location relative to boundary or free draw.
Wall height limits.
Feedback overlays for new wall locations or wall height changes to make the design compliant.
Full support for generating Type A/B/C or locally specialised lot grading requirements.
Lot levels controls include min/max grade, level and cut-fill.
Automatic avoidance of depressions to ensure drainage is efficient and meets requirements.
Inertia LandAI takes the location of existing and proposed infrastructure along with minimum grade and freeboard requirements and ensures roading and lot levels can be serviced to local standards.
For flatter sites these systems can become the main constraint on site levels, Inertia LandAI’s artificial intelligence models factors this into the design.
Drainage servicing requirements.
Sanitary servicing requirements.
Automatic 3D modelling of detention systems, specify the allowable extent of the system and whether the goal is to target a specific volume or maximise volume in a given areas.
Parameters include:
Optimisation type > maximise volumes vs. target volume.
Minimum invert level.
Min/Max surface levels.
Min/Max Grades.
Min/Max Cut-fill
FAQs
Does Inertia LandAI take over or eliminate the need for ‘human’ input into the design?
No, the software has been designed to take care of the repetitive, logical design steps in civil engineering for land development. The ‘big decisions’ are still made by our project directors and managers in conjunction with the remainder of the design team, however the software does allow more time for our team to add value to a project by considering alternatives.
What is the minimum level of information required?
We can begin modelling your project with just a PDF site/lot layout and publicly available LiDAR survey data; although for optimum results, we’d recommend supplying layouts in 2D or 3D CAD formats, along with a topographical survey.
Does Inertia LandAI think about ability to service a site when setting levels?
Yes.
Inertia LandAI uses proprietary algorithms and AI models to ensure that every site can be serviced.
Does Inertia LandAI handle very steep sites?
Yes.
Inertia LandAI will automatically consider the addition of retaining walls to ensure compliance on very steep sites.
Can we run various layout options?
Yes.
We can set up models to run various layout options concurrently to get you accurate comparative data for confident decision-making.
Can you supply Bill of Quantities (BoQ) for each option modelled?
Yes. Every model run automatically outputs design volumes and where required, this can be quickly converted to a fully tabularised BoQ.
I’ve got a very large site, 10,000+ lots, will it work on that?
Yes.
We have run projects with over 2000 lots in under 2 hours, and it can perfectly balance earthwork cut/fill while designing compliant roads, lots and buildings. Scaling up to mega developments simply requires longer optimisation times (up to 48 hours).
This sounds too good to be true, what’s the catch?
Allsite.ai have been developing its technologies over the last 7 years and have a wealth of experience. Service AI 1.0 designs have been constructed in the NZ market with no construction issues and withstood a 200-year flood event. The Allsite.ai platform has been used to develop in excess of 15,000 dwellings across 100’s of sites.
