Inertian Insight – May 2024
OUR PROJECT HIGHLIGHTS
Wacol Station Road
ESR’s Wacol Station Road Development involves constructing three new warehouses, internal roads, car parks, and essential amenities on a 7.5-hectare industrial site adjacent to the Rosewood rail line in Ipswich. This project aims to enhance the industrial infrastructure in the Wacol Industrial precinct, optimising spatial usage, and operational efficiency.
Through our comprehensive due diligence process, we identified that the site faces challenges related to overland flooding, as well as potential impacts from creek and Brisbane River flooding during major events. Leveraging our expertise in flood consultancy and civil engineering, our team developed effective solutions to address these challenges.
Our approach included employing advanced flood modelling techniques to assess the impact of re-directing the upstream overland flow around the proposed development, ensuring no worsening of impacts on the sensitive rail corridor, whilst maximising the development footprint.
We are pleased to have addressed these complex environmental challenges with our collaborative solutions and are eager to witness the realisation of this development’s full potential.
Kingsford Terrace
Kingsford Terrace is a retirement community with multiple buildings connected via large-scale common areas with landscaped green spaces and interaction zones, all suspended over a basement carpark. Inertia provided structural engineering services for the two new aged care buildings to complement the existing Dupforth building.
With any multi-stage project, careful consideration of interfaces and connections to existing structures is paramount to the success of a project. Inertia worked with project stakeholders to ensure that abortive work was avoided, ensuring that the engineering design complemented the construction, dwelling sale programs and provisions for future stages, seamlessly integrated into new buildings. This prevented the need of doubling up on structures.
On the back of the success of both Francis and Lingrove buildings, Inertia is pleased to be working with the Aura Holdings on the adjoining Taylor building.

Social & Affordable Housing: Roundtable Conversations
As part of our campaign to elevate this crucial issue, we have brought together like-minded individuals from within the industry to join us in roundtable conversations focused on finding solutions around social and affordable housing.
As Australia is challenged by a housing crisis, policies from all levels of government are being enacted to address community concerns, provide funding options, and set dwelling targets to achieve a long-term solution to a lack of social and affordable housing across the nation. However, governments cannot drive change alone; our industry has to look at incremental ways to improve every aspect of performance, efficiency, design, and delivery so that we can deliver the housing the nation needs.
To create a cross-industry dialogue, Inertia has developed a series of roundtables to look at the issues relevant to our industry and housing supply. They are:
• Societal, social change, and support
• Economics and Commercials
• Land Supply, Zoning, Planning, and Regulation
• Design, construction, and delivery
We have been fortunate to have several key participants from Queensland Major Contractors Association (QMCA), Mirvac, Mitchell Brandtman, Taylor Cullity Lethlean, BHC Creating Liveable Communities, St Vincent de Paul Society Australia, Bluebird Property, Archipelago, URBIS, Social Impact Capital Australia, Mewing Planning Consultants, Bull & Bear Economics, TACTIC, Buildcorp, Wolter Consulting Group, Dunn + Moran Landscape Architects, and My Bella Casa.
To follow these important roundtable sessions we are collating insights and ideas to produce collaborative and co-branded action papers that can be used collectively for future advocacy, industry discussions, consultation, and more. While we understand that there isn’t a magic bullet to solve the housing crisis, we do believe that incremental change can have a beneficial, positive, and lasting impact helping to ensure Australians have access to the homes they want to live in, in locations they desire, at prices they can afford.

Scott's Vinnies CEO Sleepout
Big News! On Thursday 20th June, our very own Scott Clements is taking part in this year’s Vinnies CEO Sleepout to raise funds for people experiencing homelessness. Every night, thousands of Australians experience homelessness. But it doesn’t have to be that way.
“For one night, I’ll be sleeping outside as part of an eye-opening experience to raise awareness and bring home the realities of homelessness.”
To help break the devastating cycle of homelessness, Scott needs your support. Will you help him to reach his target?
Any donation, big or small, can make a huge difference to people who need it most.
