Inertia was engaged by McNab and QM Properties for civil and flood works on this exclusive 16-storey residential tower overlooking the Brisbane River. The development offers luxurious three-bedroom apartments with private access to an onsite gym, cinema, waterfront pool, and rooftop dining spaces.

The site’s proximity to Smyth Creek and the Brisbane River posed flood risks, requiring a carefully designed basement to mitigate potential flooding. Limited street access on Macquarie Street presented additional challenges for vehicle movement and service supply.

Inertia managed service coordination for water, sewer, and stormwater while navigating existing infrastructure constraints. Extensive collaboration with clients, contractors, council, and neighbouring properties minimised community disruption. A temporary diversion was created to safely maintain access to the popular Brisbane City Loop, which sees around 5,000 daily users.
